Can we just stay one night?
It's not that we don't want to be agreeable and make an exception for you, but 1 night stays are quite literally not a legal use for single family residences being offered as vacation rentals (according to the local zoning laws).

How close is ___ to the beach?
The beach access information for each home can be found on the Our Homes page, toward the bottom of the page.

What is there to do in the area?
We have ample information on our Stuff to Do page, with links to other web sites with even more information! When you get to the home, there is an informational notebook provided with home specific information, area histories, maps and other important stuff like having fires on the beach, tide tables, etc.

What is the street address for the home (so I can use MapQuest)?
We do not recommend that you use online maps to locate these homes. They are far too rural and many have gotten lost that way! We do not give out the addresses to our homes unless a reservation has been made, to avoid people driving-by and disturbing other guests (and the neighbors) during their stay. If you are trying to gauge driving distances, these homes are about a 90 minute drive from downtown Portland. Additional maps and information are on the Our Homes page.

Is the house available on…?
The availability calendar link is on each home’s page, both on the top right-hand side and toward the bottom left-hand side. We block-off dates after a guests' deposits and signed agreement have been received.

The home I want is not available, what now?
We have a waiting list for homes, in case a guest cancels or does not follow-through on their reservation obligations. Also, please email us a contact form! We have other homes that we can refer you to, especially for the large - family reunion - homes that are hard to find. You've spent enough valuable time surfing the net!

We have always left the homes we vacation in better than we found them! Why do we have to pay a cleaning fee in some homes?
We used to have a "leave it as you found it policy" in the "good old days." Now, with the vacation rental market growing and with more people staying in our homes - we often have only a few hours to prepare and sanitize our homes in-between guests. If people are not true to their word and leave us with too much to do, we will not have time to prepare for the next guests to arrive to a sanitary home. It is better for us to have an idea of what to expect by asking guests to perform a few small tasks before their departure and then we can complete the rest. It assures that each guest will enjoy a consistently sanitary and comfortable home during their stay with us!

How do I make a reservation?
If you wish to make a reservation, please complete the form on our Reservations page. When you are asked if you want to "display the nonsecure items," you must click "no" to remain on the secure site. After you have completed the form and clicked the "submit" button, a new page will pop-up that will give you instructions on how to complete your reservation. Please either print or save that page for your reference. If you are not taken to that page or if you have not received confirmation of your reservation within 3 business days, please contact us.

What will my total be?
The total can be confirmed by emailing or calling us; we will be glad to work up a total cost figure for you prior to placing your reservation if necessary. Total will include rental charges, 1% tax, pet charges(if any) and security deposit.

What is the reservation deposit?
This includes the first nights rent and the security deposit for the home. This fee is required to hold your dates, but you may also pay half or all the remaining balance if you wish. Half of the balance will be due 30 days from the date of the reservation, and the remaining half will be due 30 days prior to arrival at the home. For reservations made less than 30 days before arrival, payment in full will be required.

Will you bill me for the balance due?
We do not bill guests for any balance that is due after the reservation deposit has been made, however, IF we notice that your balance has gone unpaid as your reservation date draws near - we will certainly notify you. If you wish for us to credit your balance due to the credit card that you used to make your reservation, you must give us written authorization to do so. We do not save guest credit card information for obvious reasons.

What is the Security Deposit? When do I get it back?
All of the homes require a refundable security deposit. The larger homes (ones that sleep 10 or more) require a security deposit of $300.00 and the rest charge $150.00. You must pay the security deposit at the time that you make your reservation, which will be returned to you within 30 days of your departure date providing check out procedures have been followed and all is well with the house. Why 30 days? That's the amount of time it will take to be sure that there are no charges against the deposit and to ensure that your financial institution has ample time to show the credit on your account.

What is your Refund Policy?
The rental fees may be refunded upon cancellation, only if canceled 30 days (or more) prior to your arrival date (you will be charged a $50 handling fee). If canceling less than 30 days prior to your arrival date, no refund will be given - unless we are able to find a new guest to stay during the dates that you had booked. In that instance, the $50 handling fee will still be charged. So, if you are making your reservation less than 30 days from the date of arrival, please be certain that you will be able to make it!
There are absolutely NO REFUNDS given for early departures, unless it is due to an evacuation or other emergency. Power outages in the area are common during the stormy season and do not constitute an emergency. If there are extreme circumstances beyond your control that are causing you to cancel, please let us know and we might be able to work something out.

Is my personal and credit card information secure after I hit send?
We do not save guest payment information. Card numbers are replaced with asterisks (except for the last four digits) the instant that your information is input into our secure server and a payment confirmation number has been generated. We are having a large gathering of people in multiple homes. Is there one home that we can all get together in?
If you are renting Sea Haven, then, yes. Otherwise, we’re sorry, no. Large gatherings (of more people than the maximum in the home) are too taxing on the community and on the home itself. There are two wonderful and inexpensive community centers there, one in Netarts and one in Oceanside, for huge gatherings…and don’t forget the beach and the local parks!
This is a small community with narrow streets. Very few residents rent their homes to strangers and the people who live there resent (understandably) being unable to access their homes because of strangers' cars that are parked in their way. The maximum number of vehicles allowed at the home you are renting will be included in the check-in instructions. If you have more vehicles than the maximum, you must find a legal place for the extra vehicles to park and car pool to the home. RVs and boats are only allowed in certain homes and with prior permission. We hate to have to mention it, but we want to be sure that you are aware that this is not your normal "tourist" town. Please respect the people who live near the home that you are renting by not trespassing on their property, throwing loud parties or playing loud music into the wee hours of the night. We expect our guests to honor the hours of quiet that are respected in hotels, from 10:00 pm through 7:00 am. Our Homes' neighbors have our contact information in case of emergency.
